Atherton was the clearest tight market in Peninsula luxury
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Atherton read nothing like that. The Real Estate Data Aggregator counted just 1.2 months of supply there in the three months ending August 31, 2026, down a full 1.2 months from the same period a year before. When supply drops that far, sellers rarely need to cut.
The Real Estate Data Aggregator shows the median sale price in Atherton reached $12,000,000 in that period, up 24.4% from the same months of 2025. That is a large move. It reflects both a tight pool of available homes and the kind of buyer who competes for them. Homes for sale fell 33.3% year over year, to just 10 active listings.
Half of Atherton homes went under contract within two weeks
The Real Estate Data Aggregator found that 50% of Atherton listings went under contract within two weeks of hitting the market. That share was up 30 points from a year before. Nearly half of homes, 46.2%, sold above list price, up 9.4 points. The average sale came in at 106.6% of list price. These are not the numbers of a market where buyers hold the leverage.
For context, the Wall Street Journal reported mortgage rates have surged above 7% recently. Rates that high slow many markets. Atherton's buyer pool is less rate-sensitive than most, and the numbers show it.
How Atherton compared with the rest of Peninsula luxury
The Real Estate Data Aggregator tracked 527 homes sold across all nine Peninsula luxury ZIP codes in the three months ending August 31, 2026, up 7.1% from a year before. Supply across the whole market was nearly flat, down just 0.4%. Atherton tightened far more than the overall market did.
| Atherton 94027 | Menlo Park 94025 | Los Altos 94024 | Portola Valley 94028 | |
|---|---|---|---|---|
| Months of supply | 1.2 | 1.1 | 1.1 | 1.9 |
| Median days on market | 17 | 15 | 9 | 42 |
| Sale to list | 106.6% | 102% | 104% | 99% |
| Sold above list | 46.2% | 53.4% | 44.9% | 26.9% |
| Under contract in 2 weeks | 50% | 47.3% | 62.8% | 21.1% |
Portola Valley tells a different story. The Real Estate Data Aggregator shows 26 homes sold there, up 85.7% from a year before. But median days on market rose 26 days to 42, and the sale-to-list ratio slipped to 99%. More volume, more time, slight discounts. A busier market is not always a stronger one for sellers.
Palo Alto: two ZIP codes, two different readings
The Real Estate Data Aggregator shows 94301, the northern Palo Alto ZIP, with a median sale price of $3,975,000, down 5.4% year over year. Inventory there rose 21.7%. The southern ZIP, 94306, saw its median edge up 3.2% to $3,265,000, but inventory nearly doubled, up 89.5%. Both ZIPs still averaged above list price, at 104.9% and 104.8% respectively. The gains are real. So is the added supply.
One note on 94303: the Real Estate Data Aggregator shows a median sale price of $1,340,000 there, down 55.3% year over year. That ZIP carries a Palo Alto mailing address but covers a range of price points well below this market's $2.5M threshold. The shift in mix drove that median down. It is not a signal about luxury prices in Palo Alto.
Los Altos: tight supply, fast decisions
The Real Estate Data Aggregator counted 1.1 months of supply in 94024 and 1.2 months in 94022. In 94024, the median days on market was just 9, and 62.8% of homes went under contract within two weeks. New listings there fell 14.3% and 27.2% respectively. Buyers in Los Altos are deciding quickly.
What this means if you own here
In Atherton, well-priced listings are still finding buyers fast and closing above ask. The Real Estate Data Aggregator shows the average Atherton sale came in at 106.6% of list price. That does not happen in a soft market.
In Portola Valley and the Palo Alto ZIPs where inventory rose, pricing still matters more than it did a year ago. Homes are selling, but the ones that take 42 days are telling you something about where the price was set.
Across all nine ZIP codes, the Real Estate Data Aggregator counted 485 pending sales in the period, down 3.4% from a year before. Sales volume was up 7.1%. The pipeline is slightly thinner than last year, even as more homes closed. That gap is worth watching.
- Atherton had 1.2 months of supply, a $12,000,000 median sale price, and homes closing at 106.6% of list.
- Half went under contract within two weeks.
- Nationally, Realtor.com found price cuts on 20.8% of listings.
- In Atherton, that pressure was nearly absent.
- The rest of Peninsula luxury is still active, but the readings vary by ZIP.
- One street can look very different from the market average.
