More condos are coming up for sale, but buyers are still there

The one fact that changes what a seller should do right now: the Real Estate Data Aggregator counted 240 homes for sale across Sunnyvale and Santa Clara in the three months ending August 31, 2026. That is up 66.7% from the same period in 2025. More choices for buyers means your home has more competition than it did last year.

Here is the part that matters just as much. The Real Estate Data Aggregator also counted 434 pending sales across those same ZIP codes in the same period. That is up 7.2% from a year before. Buyers are still writing offers. The market is not stalled.

What the wider picture looks like

Realtor.com reported that 17.4% of listings in the San Jose-Sunnyvale-Santa Clara area had price cuts in September 2026. That is nearly 1 in 6 sellers who had to adjust. It is not a collapse, but it is a signal. Homes priced right from the start are still getting offers. Homes priced too high are sitting longer and then cutting.

CNBC reported the average 30-year fixed mortgage rate fell to 7.41% as of October 21, 2026, down from 7.50% the week before. Rates are still high. That is part of why some buyers are slower to move, and why sellers with more competition need to be precise on price.

How each ZIP code read, three months ending August 31, 2026

The inventory jump is real, but so is the demand

ZIP 95051 in Santa Clara saw homes for sale rise 123.3%, according to the Real Estate Data Aggregator. Yet pending sales there were up 2% and the sale-to-list ratio held at 104%. More inventory did not kill demand. It just made pricing more important.

ZIP 95054 in Santa Clara told a different story. The Real Estate Data Aggregator counted a median sale price of $1,550,000, up 18% from a year before. Homes sold above list 56.7% of the time, up 18 points. Pending sales rose 37.5%. That is one ZIP moving faster than the rest of the market.

What this means if you are thinking of selling

More supply means a buyer has more to compare your home against. The Real Estate Data Aggregator showed that across these ZIPs, homes still sold at or above list price on average. But the share going above list slipped in most areas from a year ago. That gap between a well-prepared listing and a rushed one is wider now.

Realtor.com put the median home price for the broader San Jose-Sunnyvale-Santa Clara area at $1,388,472 in September 2026. The median asking rent in the metro was $3,565 as of October 15, 2026, also per Realtor.com. For owners weighing a sale against holding, those two numbers sit close enough that the decision comes down to your specific home and ZIP, not the broad average.

In short
  1. Inventory in Sunnyvale and Santa Clara rose 66.7% through August 31, 2026, per the Real Estate Data Aggregator.
  2. Pending sales still rose 7.2%.
  3. Buyers are there.
  4. But with 17.4% of area listings taking price cuts as of September 2026 (Realtor.com), and mortgage rates at 7.41% (CNBC), the homes that sell cleanly are the ones priced and prepared precisely.
  5. One street can read very differently from its ZIP code average.
