More listings are showing up, but this is still not a loose market
The Real Estate Data Aggregator counted 168 homes for sale across Cupertino and West San Jose in the three months ending August 31, 2026. That is up 86.7% from the same period a year before. More competition is real. But 292 homes were pending in the same window. Buyers are still moving.
Redfin scored San Jose at 12.8% in buyer's market territory on October 14, 2026. That number comes from 2,944 buyers and 3,321 sellers across the broader San Jose area. It is worth knowing. It does not describe what is happening in the Cupertino and West San Jose pocket above $1.2M.
New listings across the five ZIP codes rose 26.8% year over year, the Real Estate Data Aggregator found. More sellers showed up. But pending sales rose 5.8% in the same stretch. Demand kept pace, just not at the same rate.
What the ZIP codes say on their own
94087, the Sunnyvale ZIP that feeds Cupertino schools, is the tightest spot in this group. The Real Estate Data Aggregator put months of supply at 1.1 in the three months ending August 31, 2026. Median days on market was 9. More than 6 in 10 homes sold above list price.
95014, the Cupertino ZIP, saw the biggest inventory jump: up 142.9% year over year. The Real Estate Data Aggregator also recorded a median sale price of $2,860,000, down 11% from the same period in 2025. More supply and a softer price in the same window. That is the combination that asks for careful pricing.
95129, the West San Jose ZIP closest to Cupertino schools along Bollinger and Miller, held up well. The Real Estate Data Aggregator counted 71.7% of homes selling above list price, the highest share in this group. Median days on market was 13, unchanged from a year before.
95117, the West San Jose ZIP farther from the Cupertino school boundary, showed the longest days on market at 22. The Real Estate Data Aggregator put the median sale price at $1,535,000, down 8.6% year over year. That is still above list on average, at 102.1%, but the gap from the other ZIPs is real.
What the national picture adds
Redfin reported that the typical homebuyer's monthly payment nationally hit $2,777 as of October 15, 2026, the highest on record except for the week before. The weekly average mortgage rate hit 7.4% on October 8, Redfin reported, a three-year high. That is the pressure buyers here are carrying into every offer.
Realtor.com reported on September 30, 2026 that 20.8% of listings nationally took a price cut in September, the highest September share since 2018. That is a national figure. In 95129 and 94087, more than 6 in 10 homes still sold above list. The national softness is not landing evenly.
What this means if you are selling
More listings means your home has more company. In 95014, where inventory more than doubled, the median price slipped 11% year over year. Pricing to where the market is, not where it was, is what moved homes. The sale-to-list ratio in 95014 held at 104.9%, unchanged year over year. Correctly priced homes still got paid.
In 95130, the Real Estate Data Aggregator counted just 0.8 months of supply and 7 homes for sale. That ZIP has the least inventory in the group. But the sale-to-list ratio slipped 2 points year over year to 102.7%. Even the tightest pockets are not as automatic as they were.
What this means if you are buying
You have more to look at than you did a year ago. The Real Estate Data Aggregator counted 360 new listings across the five ZIPs in the three months ending August 31, 2026, up 26.8%. That is a real change. But in 94087, the median home went under contract in 9 days. Nearly 61% went under contract within two weeks of listing. Waiting to see what else comes up is a strategy with a cost.
- Inventory is up sharply, and that matters for pricing.
- But 292 pending sales against 168 homes for sale, as the Real Estate Data Aggregator counted in the three months ending August 31, 2026, is not a buyer's market.
- It is a market where the right price still gets paid, and the wrong one sits.
These are ZIP-level numbers. One street can read differently from the whole ZIP. A home on Stelling Road is not the same story as one near Bubb Road, even in the same ZIP code. If you want to know where your specific address lands, that is a different conversation.
